I have had good luck in Huntsville, AL. Strong job market, cap rates still in the 6-7% range, and prices have not run up like Nashville.

Columbus OH has been solid for me. Big 10 university town, stable rental demand. DSCR pencils at 1.15-1.25 on most deals I have looked at.
