A 2-unit residential property. Counts as small multifamily for DSCR purposes; eligible for standard DSCR pricing and up to 80% LTV.
Why it matters on a DSCR loan
A duplex is often the sweet spot for a first DSCR deal: two rents cover the payment more comfortably than one, and it still qualifies under standard residential pricing rather than commercial terms. Underwriting uses the combined market rent from both units, so a vacancy in one unit at appraisal time doesn't sink the file the way it might on a single-family home. Just verify both units are legal, permitted units — an unpermitted second unit generally can't be counted in qualifying rent.
