Why it matters on a DSCR loan
On a DSCR loan your FICO does double duty: it sets your eligibility floor and drives pricing tiers, often mattering more to your rate than the DSCR itself. Investors are frequently surprised that the lender uses the middle of three bureau scores — a high score at one bureau won't save a file if the other two lag. Before applying, avoid new credit inquiries and high card utilization in the months before the pull, since even a small score drop can bump you into a worse pricing tier.
