Jumbo Loan

A loan exceeding the conforming loan limit set by the FHFA (in 2026, generally $766,550–$1,149,825 depending on county). DSCR loans above $1M function as jumbo non-QM products.

Why it matters on a DSCR loan

Investors buying in high-cost coastal markets routinely cross the conforming limit without realizing it, which shifts them into jumbo non-QM territory where reserve requirements and credit expectations tighten. Larger DSCR loan amounts typically face lower LTV ceilings and closer underwriting scrutiny, so budget a bigger down payment than you would on a median-priced rental. Also expect the property itself to matter more — appraisals on high-value homes rely on thinner comparable data, and a low valuation hurts more at these loan sizes.
