Rate Lock

A guarantee from the lender that the interest rate quoted will be honored at closing, typically for 30, 45, or 60 days. Locks longer than 60 days carry pricing premiums.

Why it matters on a DSCR loan

Time your lock to your realistic closing date — locking too early on a deal with appraisal or title delays can mean paying for an extension, while floating too long exposes you to market moves tied to the 10-year Treasury. On purchases with tight contract deadlines, confirm the lock period covers the full escrow plus a cushion. If your file has moving parts like an LLC formation or condo review, build that into the lock length rather than assuming a standard window will hold.
