Release Clause
A provision in a portfolio/blanket loan allowing individual properties to be released (sold) without paying off the entire loan. Critical for portfolio investors who plan to sell properties over time.
Why it matters on a DSCR loan
If you're taking a blanket loan, negotiate the release clause before closing, not when you're ready to sell — the release price per property (often above its pro-rata share of the loan) determines whether individual exits are economical. Investors who skip this find themselves unable to harvest gains on one property without refinancing the entire portfolio. Ask specifically how the release price is calculated and whether there's a minimum DSCR the remaining pool must maintain after a release.
