Why it matters on a DSCR loan
On a DSCR purchase or refinance of a leased property, the tenant's lease is a core underwriting document — the underwriter compares the lease rent to the appraiser's market rent estimate and typically qualifies off the more conservative figure. An in-place tenant paying at or above market strengthens the file; a long-term tenant paying well below market can drag the qualifying DSCR down. Have current leases, and ideally proof of rent payment, ready at application to keep the file moving.
