Wholesale (Real Estate)

A strategy where investors find off-market distressed properties under contract and assign the contract to an end buyer for an assignment fee, without ever taking title.

Why it matters on a DSCR loan

Wholesalers are a common deal source for BRRRR and fix-and-flip investors, but wholesale contracts typically demand fast, cash-like closes that DSCR timelines can't always match — hard money or bridge financing usually wins the acquisition, with DSCR as the long-term exit. If you're buying from a wholesaler, verify the assignment is properly documented and that the end purchase price (including the assignment fee) still supports your appraisal and refinance math. Underwriters will also scrutinize recent title transfers, so keep the chain clean.
