Asset-Based Loan
A loan that qualifies on the borrower's liquid assets rather than income. Common for retirees and high-net-worth borrowers. Different from DSCR (which is property-cash-flow-based).
Why it matters on a DSCR loan
Investors sometimes confuse asset-based loans with DSCR loans because neither uses tax returns, but the qualifying logic is opposite: one looks at what you have in the bank, the other at what the property earns. Asset-based programs make sense for a retiree buying a property whose rent falls short of the payment, while DSCR is usually the cleaner path for a cash-flowing rental. If your file is asset-rich but the property cash flows, run both options — DSCR pricing is often more competitive for investment property.
