The regional database where real estate agents list properties for sale. Off-market deals don't appear on MLS.
Why it matters on a DSCR loan
For DSCR investors the MLS is both a deal source and a data source — listed comparables feed the appraisals and rent schedules that determine your qualifying numbers. Off-market and wholesale deals can offer better pricing but come with thinner documentation, so expect the appraisal to carry even more weight when there's no listing history to anchor value. Days-on-market trends in your target ZIP also hint at the vacancy risk an underwriter will implicitly price into the deal.
