Permanent Resident (Green Card Holder)

A non-citizen with lawful permanent residence in the U.S. (green card holder). Permanent residents qualify for DSCR loans at the same rates and LTV as U.S. citizens.

Why it matters on a DSCR loan

Green card holders are treated as domestic borrowers on DSCR files, so there is no LTV haircut or pricing premium to plan around — a common misconception among newer immigrant investors who assume they'll be priced like foreign nationals. Underwriters will simply ask for a copy of the green card alongside the standard credit and reserve documentation. If your U.S. credit history is thin, that — not your residency status — is what will drive terms, so build tradelines early.
