Closing Disclosure (CD)
The form summarizing the final loan terms, monthly payment, and closing costs, delivered to the borrower at least 3 business days before closing. Replaces the old HUD-1 settlement statement.
Why it matters on a DSCR loan
The CD is your last chance to catch errors before you're at the closing table, so compare it line by line against your most recent Loan Estimate — points, prepaid taxes and insurance, and title fees are where surprises usually hide. The mandatory review window before closing exists for your benefit; use it rather than skimming the document the night before. On investment property closings, also confirm the CD reflects the correct vesting (personal name vs LLC) since fixing that after closing is a headache.
