Title Insurance
Insurance protecting the lender (lender's policy) and optionally the borrower (owner's policy) against defects in the property's title. Mandatory on DSCR loans.
Why it matters on a DSCR loan
The lender's policy is required on every DSCR loan, but the owner's policy is your call — on distressed or estate-sale acquisitions common in BRRRR investing, skipping it to save a few hundred dollars is a false economy. On a refinance, ask about a reissue rate if the property was recently insured; it can cut the premium meaningfully. Budget title costs into your closing estimate early since they scale with the loan amount and vary by state.
